Large IBR steel-sheet roofs take a real beating from the Highveld climate. Years of sun, rain and thermal movement leave sheeting rusting, screw lines failing and water pushing through into the ceilings below. In this case study, a busy commercial building with exactly that problem needed its roof restored, properly sealed and its damaged ceilings repaired.

The problem

Metal roofs fail quietly. On this building the warning signs were all there: rust streaks bleeding down the flashings and parapet capping, loose and missing self-tapping screws, and open joints along the sheet overlaps. Every one of those weak points was letting water track under the sheeting, and the result was staining and deterioration on the ceilings below, which had started to blister, crack and pull away.

The solution

As an approved SealPro applicator, the team worked through a proven metal-roof maintenance and waterproofing sequence, then dealt with the ceiling damage:

  1. Clean, degrease and treat rust. The full roof area was cleaned and degreased, and all corroded sections were wire-brushed back and primed with Purple Prime.
  2. Replace and seal every screw. Loose and missing screws were replaced, and each screw line was sealed with ScrewSeal so the fasteners can no longer weep water into the building.
  3. Reinforce flashings and joints. Flashings, seams and sheet overlaps were bridged with a SealPro Flex membrane embedded with StretchSeal reinforcing.
  4. Waterproof the sheeting. A HydroSeal HF flexible waterproofing coating was applied over the treated areas to seal the roof as one continuous, elastic membrane.
  5. Fix and repaint the ceilings. The affected ceilings were repaired, skimmed and repainted, removing the water staining and restoring a clean, finished look.

The result

The roof went from a collection of leaking joints and screw holes to a sealed, rust-treated, watertight system. The flashings and screw lines are protected, the sheeting carries a uniform waterproof coating, and the repaired ceilings look crisp again.
