Roof Slab Waterproofing in Morningside

When a flat concrete roof slab starts letting water through, the damage rarely stays on the roof. In this case study, a home with a flat slab roof had waterproofing that had simply reached the end of its life, and the owner wanted it renewed properly before the next rainy season did any harm inside.

The problem

The existing membrane on the slab had delaminated and cracked, lifting away from the concrete in wide patches. Along the joints the waterproofing had begun to separate, opening the exact seams where water finds its way in first. Years of sun exposure had also burnt out the UV protection, leaving the coating brittle, chalky and past the point where a patch repair would hold.

The solution

Working as an approved SealPro applicator, the crew renewed the slab using the ArmTec waterproofing system:

  1. Prep and prime the substrate. The slab was cleaned back to a sound surface and primed with Penetrar.
  2. Reinforce the cracks and joints. Every crack and delaminated joint was strengthened with Flex and StretchSeal membrane.
  3. Apply the ArmTec reinforced layer. HyperFlex was applied and embedded with ArmTec reinforcing mesh across the field of the slab.
  4. Seal with the top coat. The system was finished with HydroSeal HF, a UV-stable waterproof top coat.

The result

The slab now carries a seamless, fully reinforced waterproofing system with no exposed cracks or lifting joints. The finished surface is smooth and light-reflective, ready to shrug off the next downpour and the summer sun that follows.
