IBR and corrugated steel roofs cover a huge share of homes and outbuildings across Johannesburg North, and most of them get repainted long before anyone actually deals with what is happening underneath the coating. A recent case study on a large IBR sheet roof shows what a proper restoration looks like when the whole system — not just the top coat — gets fixed.

The problem

The roof in this case study had gone years without any real service. The paint had faded and chalked across every panel, and in places it had peeled away entirely to bare, corroding metal along the ridges and screw lines. Rust had taken hold around dozens of fixing points and sheet joints, and the overlaps where panels meet had lost their seal. Solar panels mounted on the roof meant any future repair would have to work around fixed obstacles. The bargeboards, gutters and downpipes were showing the same wear, and an attached carport needed to be brought up to the same standard as the main roof.

The solution

Working section by section so each layer could cure properly before the next went on, the applicator followed SealPro’s full metal-roof system:

1. High-pressure washed and degreased the entire roof area, stripping away chalking paint, grime and loose debris.
2. Treated every corroded section with a rust converter, neutralising the corrosion before it could spread further.
3. Waterproofed every screw line, sheet overlap and joint by hand with SealPro Flex, an elastic waterproof coating built to move with the metal.
4. Primed the full roof surface to lock in adhesion ahead of topcoating.
5. Applied two full coats of roof paint across the entire IBR sheeting, plus the bargeboards, gutters and downpipes.
6. Repainted the carport roof and structure to match the newly restored main roof.

The result

The roof now reads as a single, uniform surface from ridge to eave, with every screw line and overlap properly sealed rather than simply painted over. The peeling and rust that had built up at the fixing points and joints is gone, replaced by a system that is waterproofed underneath the coating. The carport matches the main roof, and the solar installation now sits on a roof that has been fully protected around it.
