A corrugated metal roof rarely fails all at once. It fails quietly, one rust spot and one leaking screw line at a time, until the first heavy Highveld storm finds its way inside. On one recent home, the roof was still holding, but the warning signs were already there: chalked paint, exposed metal, and rust creeping in around the fixings. A full clean, rust treatment, joint waterproofing and repaint across the entire sheeting area gave the roof a fresh, protected lifespan.

The problem

Across the roof sheeting the old coating had chalked and thinned, leaving bare metal exposed to the weather. Rust had taken hold in patches around fixings and along the low points of the profile, and several screw lines and sheet overlaps had opened up as the metal expanded and contracted through the seasons. Rooftop-mounted solar panels added extra penetrations and brackets, each one a potential entry point if not sealed correctly.

The solution

As an approved SealPro applicator, the roof was taken through a proven metal-roof maintenance sequence:

1. High-pressure clean and degrease of the entire area to be coated, stripping away chalk, dirt and loose material back to a sound surface.
2. Rust treatment, applying a rust converter to every corroded section to neutralise it and stop it spreading further.
3. Priming with a bonding primer, locking down the treated metal and giving the coating system a stable base to grip.
4. Waterproofing the vulnerable joints, with a flexible reinforcing membrane embedded over seams, overlaps, and every solar-panel bracket penetration, and every fastener sealed so the screw lines can no longer weep.
5. Membrane and topcoat, sealing the roof with a waterproofing membrane and finishing with two coats of high-quality roof paint for a clean, uniform grey finish.

The result

The finished roof reads as one continuous, sealed surface. The rust is gone, the screw lines and overlaps are watertight, and the fresh coating has lifted the whole home’s exterior. Just as important, the solar installation is now fully integrated into a waterproofed roof rather than a set of extra risk points.
