Flat concrete roof slabs are one of the most common trouble spots on Bryanston homes and estates. When the original waterproofing membrane reaches the end of its service life, it opens the door to leaks that can track through the slab and into the ceilings below. This case study walks through a typical roof slab waterproofing job carried out using the SealPro ArmTec system.
The problem
The existing waterproofing coating had reached the end of its life. The membrane had delaminated and cracked in several places, lifting away from the concrete. The roof outlets were choked with debris and crumbling mortar, so rainwater was pooling on the slab. Along the parapet walls, blown plaster and standing damp had let moss and small plants take root in the cracks.
The solution
A crew worked through the roof slab methodically with the ArmTec system:
- Cleared and reworked the outlets. Blocked outlets were opened up and the fall corrected.
- Stripped and prepared the substrate. All loose, delaminated coating was scraped back to sound concrete, then primed with Penetrar.
- Reinforced the cracks and joints. Weak cracks and delaminated joints were bridged with a Flex and StretchSeal detail.
- Laid the ArmTec membrane. HyperFlex was applied with an embedded ArmTec reinforcing mesh across the full slab.
- Sealed and finished. The system was topped with HydroSeal HF, and any adjoining tiled roof ridges were re-waterproofed with a StretchSeal detail.
The result
The slab becomes a single, unbroken membrane with outlets that drain properly and parapet walls sealed against damp. The blistered, plant-infested surfaces are gone, replaced by a clean, hard-wearing finish.
