Flat concrete roof slabs take a beating in Johannesburg’s climate: intense summer UV, sudden downpours, and years of ponding water all work together to break down even a well-installed waterproofing system. This case study looks at a typical flat slab restoration carried out using the SealPro ArmTec system.
The problem
The slab had reached the end of its waterproofing life. The old membrane had delaminated and cracked across large sections, lifting away from the concrete. The joints were the worst-affected areas, where the membrane had split and pulled apart. Around pipe penetrations and flashing details, the old material had torn and lifted. Inside the building, a section of bulkhead ceiling was already showing water staining from the ongoing leaks.
The solution
The roof was restored using the full SealPro ArmTec waterproofing system, applied in sequence:
- Stripped the slab back to sound concrete, cutting out all failed and delaminated waterproofing.
- Primed the prepared surface with Penetrar.
- Reinforced the cracks, joints, and penetration details with a Flex and StretchSeal membrane build-up.
- Applied HyperFlex bedded with ArmTec reinforcing mesh across the full field of the slab.
- Sealed the entire roof with two coats of HydroSeal HF.
Inside the building, the damaged bulkhead ceiling was repaired and repainted.
The result
The slab now presents as one continuous, fully bonded waterproof surface, with the joints, parapet edges, and penetration details reinforced rather than simply patched over. Ponding water has nowhere left to sit, and the interior ceiling has been restored to a clean, dry finish.
