A concrete tile roof can look fine from the driveway for years while the real damage builds up along the ridges and joints. The problem

Years of sun, hail and thermal movement had left the roof tired and vulnerable. The ridge lines running along the hips and apex were cracked, and their pointing had broken down, opening the exact seams where wind-driven rain finds its way in. Several tiles were chipped or hairline-cracked, and the original roof colour had faded to a patchy, chalky terracotta. Left alone, a roof at this stage moves from a cosmetic problem to a leak problem, and the valleys were no longer shedding water as cleanly as they should.

The solution

Rather than simply painting over the problems, the applicator followed a proper remedial sequence:

  1. Inspection and prep. The valleys were opened up so water flows away correctly, and broken tiles across the house and garage were replaced and sealed.
  2. Ridge repair. Cracks along the roof ridges were raked out and strengthened, then re-bedded and topped up with fresh waterproofing to lock out water at the most exposed joints.
  3. Cleaning. The entire roof was high-pressure washed and hand-cleaned to strip dirt, moss and chalking so the new coating could bond to a sound surface.
  4. Repainting. Two coats of premium roof paint in Slate were applied over the full area, giving an even, protective, UV-stable finish. Sections around obstacles like solar panels were worked to the limit of safe reach.

The result

The roof went from a faded, cracked liability to a crisp, uniform slate-grey finish that looks the part from the street and, more importantly, sheds water the way it should. The ridges are sealed, the broken tiles are sorted, and the two-coat paint system adds years of protection against Highveld sun and summer storms. It is a straightforward example of how the right maintenance sequence extends the life of an existing tile roof instead of replacing it.
