Concrete tile roofs rarely fail all at once — they fail from the top down. On a recent job, a tile roof had reached the point where a quick clean was no longer enough. The ridges had loosened, the tiles had faded badly under years of sun exposure, and the whole roof looked tired. The homeowner brought in a specialist team to restore the ridges, waterproof the vulnerable joints and bring the roof back to life with a fresh, uniform finish across the full roof area.

The problem

The ridge caps had cracked and the bedding cement between them had crumbled, leaving open joints where wind-driven rain could track straight into the roof space. The tile surfaces themselves had lost their colour, going patchy and streaked with weathering, and there was a broken tile and an unsealed section around the chimney that needed attention. Left alone, the loose ridges and porous tiles would only keep drawing in water and getting worse each rainy season.

The solution

As an approved SealPro applicator, the team followed a full ridge-and-paint restoration system rather than just rolling paint over the problems:

  1. Rake and repair the ridges — every ridge cap was raked out, loose cement removed and the joints refilled and reinforced with fibre cement to lock everything back down.
  2. Prep and prime the ridges — each ridge was cleaned and primed with Penetrar so the waterproofing layer could bond properly to the substrate.
  3. Waterproof with StretchSeal — a flexible StretchSeal system was applied over the ridges to bridge the joints and seal them against water, while the chimney was filled and sealed at the same time.
  4. Pressure-clean the whole roof — the full roof area was high-pressure washed to strip off dirt, chalking and loose material, giving the paint a sound surface to grip.
  5. Two coats of high-quality roof paint — the entire roof was finished with two coats of premium roof paint in a rich terracotta, restoring an even colour and adding a protective, weather-resistant coat over the tiles.

The result

The finished roof looks like a new one. The ridges are solid and watertight, the chimney and broken tiles are sealed, and the faded, streaky tiles are gone under a deep, consistent terracotta finish. The homeowner now has a roof that is properly waterproofed at its weakest points and protected against sun and rain for years to come — all completed cleanly and under full supervision.
