Tile Roof Ridge Waterproofing in Morningside

Location: Morningside, Johannesburg
Service: Tile Roof Ridge Waterproofing

Ridge caps take more punishment than almost any other part of a tile roof. They sit at the highest point of the structure, exposed to the full force of the Highveld sun, wind and seasonal downpours, while the tiles beneath them constantly expand and contract. Over time the cement pointing that holds each ridge cap in place cracks, crumbles and eventually falls away altogether. In this case study, a double-storey tile roof had reached exactly that point, with open ridge joints running across both older and newer sections of the house. As an approved SealPro applicator, Prime Seal Spray restores failed ridge systems like this one for homeowners across the Johannesburg North area.

The problem

From a distance the roof looked reasonably sound, but a closer inspection told a different story. Along dozens of ridge lines, the original cement pointing had cracked, crumbled or disappeared in long stretches, leaving loose fill material sitting in the gaps instead of bonding to the tiles beneath it. Close to seventy ridge caps were affected in total, spanning both the older and more recently tiled sections of the roof. A number of tiles had also cracked or shifted where the failing ridges could no longer hold them firmly in place. Every one of those open joints is a direct route for water into the roof timbers and ceiling below, and the damage compounds with each cycle of heat, cold and rain.

The solution

The project followed SealPro’s ridge waterproofing system, applied consistently across every affected ridge cap rather than only the worst-looking sections:

  1. Rake out and refill – all loose, crumbling cement was raked out of the ridge joints and replaced with fresh fibre-reinforced cement, giving each ridge a sound, solid base.
  2. Prep and prime – once the fill had cured, the ridge substrate was cleaned and primed so the waterproofing membrane had a surface it could properly bond to.
  3. Waterproof with the StretchSeal system – a flexible, reinforced StretchSeal membrane was applied over every ridge, sealing the joints and covering the full ridge profile so ongoing tile movement doesn’t reopen the seams.
  4. Colour coding – the finished ridges were coated in a colour-matched topcoat so the repair blends into the existing roof line instead of standing out as a patch.

Working through the roof ridge by ridge, rather than spot-treating individual problem areas, kept the finish consistent from the oldest sections of the roof to the newest.

The result

Every ridge on the property now carries a continuous, flexible waterproof seal in place of aging, cracked cement pointing. The tiles that had cracked or shifted during the original failure were reset and sealed back into position, and the colour-matched topcoat means the repaired ridges read as part of a single, well-maintained roof rather than a visible fix. For the homeowner, that translates into one less weak point to worry about once the summer storms arrive.
