A balcony or patio slab above a living area is the hardest-working waterproofing detail on any Johannesburg North property. The warning signs, in order

First a faint ceiling ring below the slab after heavy rain. Then paint bubbling at the ceiling edge or the top of a wall. Then a musty smell in the room. By the time water visibly drips, the slab has usually been feeding moisture into the concrete and reinforcing steel for months — and rusted rebar is a structural problem, not a waterproofing one. Early action is dramatically cheaper.

Why balcony slabs fail

1. No falls. Many older slabs were cast flat, so water ponds instead of draining. Standing water finds every hairline crack.
2. Tiled-over membranes. Tiles are not waterproofing. Water passes straight through grout lines; if the membrane under the tiles has aged out, the slab is bare.
3. The door threshold. The junction between slab and door frame is the single most common entry point — and the one patch jobs always miss.
4. Railing posts. Every bolted post is a hole through the surface into the slab.
